According to the data released by the Azerbaijan Appraisers Society (AAS) for April, the increase in costs in the construction sector has accelerated.
elchi reports that in April 2026, construction costs rose by approximately 6.8% compared to December 2025, with the index reaching 106.8 points. The price increases were recorded primarily in metal products, concrete, cement, and interior finishing materials.
The report notes that the sub-index for construction materials was 107.5, labor costs were 105.4, and machinery and equipment were at 103.8. The sharpest price increases were observed in metal and concrete products, while the most stable indicators were recorded in the field of machinery and equipment.
In particular, price increases continue for rebar, concrete, laminate, parquet, plastic windows, and other metal-based materials. The main reasons for this are cited as rising import and logistics costs, as well as sustained high demand in the construction sector.
Price increases are also being observed in the labor market. Service fees for facade work, tiling, plastering, and other skilled trades have risen. The growth in machinery and equipment costs has been relatively weaker.
Overall, the AAS states that the rise in construction costs is increasing the cost price of new buildings, and this process is expected to impact the real estate market in the near future.
