Apartment prices increased

In January-March of this year, a gradual and stable growth trend formed in the apartment market in Baku.

“Elchi” reports that this information was provided by the Azerbaijan Appraisers Society (AQC).

According to the information, in the first quarter, prices in new constructions increased by an average of 3.6%, in old constructions by approximately 2.4%, and in ongoing construction projects (foundation stage) by around 4%.

This dynamic shows that the main driving segment of the market is again new constructions and projects in the initial sales phase. Investor interest, rising construction costs, and the limited number of new projects accelerate price increases in these segments.

Regarding districts, Sabail, Yasamal, and Nasimi districts were central market zones with the highest growth rates. Narimanov and Khatai, Nizami, Binagadi are considered mid-segment markets with stable and high liquidity. Surakhani, Sabunchu, Garadagh, Pirallahi, and partially Khazar districts have been registered as developing, but peripheral markets with lower price growth rates.

 

The current dynamic shows that in the first quarter of 2026, the Baku real estate market is not experiencing a sharp leap, but rather a phase of stable and controlled growth.

If this trend continues, by the end of the year, price increases in the market could form around 11–16% in new constructions, 6–8% in old constructions, and 13–18% in “foundation stage” projects.

This indicates that the Baku real estate market remains one of the most stable and promising markets in the region for both investment and residential buyers.

Last month, a general upward trend in prices was also observed in the rental apartment market across Baku’s administrative districts.

Compared to February, price increases were recorded in both new and old construction apartments.

 

For new construction apartments, the increase varies within the interval of 0.5%-1.1%. The highest increase was in Sabail district (1.1%), while in Yasamal, Nizami, and Nasimi districts, it was approximately 1.0%.

In old construction apartments, the increase varied between 0.4%-0.9%. The highest increase was recorded in Sabail district (0.9%), and the lowest in Pirallahi district (0.4%).

Overall, the growth rate is higher in new constructions, and price increases are faster in central districts.
